When deciding what house model is right for you, we recommend spending some time envisioning how you plan to live in your new home (both now and in the near-future). For example, if you are planning on having multiple kids and working from home you might require more bedrooms. If you want to earn some supplementary income to help with mortgage payments, you may want to add a legal secondary suite to your basement. It is also important to consider the homestyle you want to have, as that will impact features such as yard size, garage location, and shared walls with another home. If this all feels overwhelming, then rest assured that our Sales Team is well-versed in helping homebuyers find the right home for them.
Deciding what community to live in is just as important as deciding on what house model to build. This will be the area that you will spend most of your life, and some important factors to consider include:
- Proximity to work/friends/family
- Schools in the area
- Available amenities (i.e. grocery stores, restaurants, entertainment etc.)
- Homeowners Associations (and if there are HOA fees)
- Parks and pathways
To ensure you are making an informed decision, we recommend spending time in the neighbourhood you are considering prior to purchasing. Grab the family and go for a walk around the area and ask the residents what their favourite part about the community is.

However, if you prefer to work with a licensed realtor then you are more than welcome to bring them with you on your first showhome visit and we can all work together to find your perfect home.
Currently it takes approximately 10-12 months to build a new front-drive garage home with Cedarglen Homes. For more specific information, please ask one of our Area Sales Managers who can estimate time specific to your new home.
Yes! Buying a new home is a huge milestone in one’s life, and it can sometimes feel overwhelming to know what all needs to be done. Our team has compiled a helpful First Time Home Buyers’ Guide that can be referenced to help ensure all important factors are considered prior to purchasing.
Our team is equipped to assist homebuyers virtually if they are currently living in another city. While we highly recommend homebuyers find time to attend their primary appointments (i.e., preliminary selections, final selections, construction start etc.) in person, we can accommodate these appointments online if necessary.

In addition, we are one of Calgary’s only Net Zero certified homebuilders and we offer homebuyers the ability to choose their level of investment in making their new home more sustainable. Financing
In Canada, homebuyers are required to put down a minimum of 5% of the purchase price of their new home to qualify for a mortgage. However, any down payment that is less than 20% of the purchase price will require mortgage insurance as well.
At Cedarglen Homes, we require a minimum 10% down payment to purchase your new home.
When determining how expensive of a home you can afford, there are several important factors to consider including, but not limited to:
- Annual income
- Any current debt you may have
- How big of a down payment you have
- Your credit score
- Interest rates
Once you have obtained your mortgage, don’t forget to factor in other variable monthly living expenses including utilities, property taxes, insurance, etc. For more information, we highly recommend sitting down with a Mortgage Broker or someone from your bank who can provide more specific details.
The housing market in Calgary is volatile, and there have been several price changes over the past few years. However, at Cedarglen Homes we offer a fixed price contract which means that as soon as the purchase agreement for a new home has been signed and conditions have been removed, the price of the house is considered final. Any changes to the price going forward would be the result of the homebuyer making additional upgrades to their home (i.e., interior selection changes, last-minute structural changes etc.).
The Homebuilding Journey
Absolutely! At Cedarglen Homes, we believe that the ability to personalize your new home is one of the most important factors in ensuring it truly feels like ‘yours’ when you take possession. We have pre-designed floorplan options for most of our models, including options such as working kitchen, additional bedrooms, ensuite variations and more. Visit one of our showhomes and chat with our Sales Team to see if we can bring your vision to life.
The Design process can vary depending on the homestyle that is purchased. Homebuyers who have purchased a front-drive garage home will be invited to our Studio 81 Design Centre for a total of 3 appointments in which they will meet with one of our Design Consultants to choose their interior selections. In comparison, homebuyers who have purchased a laned home with us will be invited to visit Studio 81 for one day where they will make all selections at that time. Any homebuyer who purchases a quick possession home will not be required to visit Studio 81, as one of our Design Consultants will have already made the selections for that home.
When a homebuyer decides to build a new home with us, they are embarking on a 10–12-month journey in which they will work closely with many members of our team. To offer an enjoyable, and memorable homebuilding experience we have mapped out what homebuyers can expect throughout their journey building with Cedarglen Homes. Homebuyers will work directly with a diverse team of employees at Cedarglen Homes throughout their homebuilding journey, including:

In addition, there is a larger team of individuals who are actively involved in building your new home on the backend but that you may not get a chance to meet in person. These individuals include members from our Estimating department, Drafting department, Clean team, Paint team, Production team and more.

Each of our homes are inspected at multiple points in the construction period, including one comprehensive inspection prior to taking possession.
