At Cedarglen Homes, we deeply value our realtor partners and cherish the relationships we’ve cultivated with them. Realtors play a crucial role in our business by keeping our homebuyers informed throughout the process, and ensuring they are prepared for the exciting journey ahead. We recognize the extensive training, time, and continuous learning required to be a realtor, and therefore we are pleased to offer full realtor commission on all sales at Cedarglen Homes (including pre-sales and quick possession homes).
Process & Expectations
At Cedarglen Homes, we take immense pride in being easy to do business with. This rings true in our commitment to delivering an exceptional experience with our realtor partners. Here is what you can expect when partnering with us:
- Full REALTOR® Commission: We offer a commission structure of 3.5% on the first $100,000 and 1.5% on the remaining home price as outlined in the Purchase Agreement at the time of Firm Sale (excluding upgrades and GST).
- Clear Payment Structure: The referring party (i.e., the realtor) will be paid within 45 days following the complete legal closing by Cedarglen Homes for the specified unit in the community noted on the Referring Party Registration.
- Registration Process: Realtors must register themselves and their clients before any interaction with Cedarglen Homes. Note, the client must be a homebuyer who has not had contact individually with Cedarglen Homes in the past 60 days. To complete registration, the realtor must fill out our ‘Realtor Enrollment Form’ available at the showhome in the community they will be purchasing in.
- Consistent Communication: We invite all realtors to register to our realtor-specific newsletter to stay informed about our quick possession homes, new land inventory for pre-sale homes, promotions, and more. For community-specific updates, please register for our community newsletters.

The new home construction industry requires very detailed documentation specific to new builds, and therefore we require all new home purchases to use our Purchase Agreements and other applicable documentation. This ensures that adequate expectations are set amongst Cedarglen Homes, the homebuyer and the realtor involved. All realtors will receive an emailed copy of the Purchase Agreement and Waiver of Conditions once they are completed.

The Homebuilding Journey on our website outlines the process for purchasing a pre-sale front-drive garage home. Laned homes, paired homes, and all quick possession homes may follow a slightly different process, as construction may have already started, and selections may have been made. To best understand the specific journey your homebuyer will follow, it is best to check-in with the Area Sales Manager directly.
We encourage all realtors to play an active role in the deal and welcome them to attend most meetings. However, there are restrictions in place for certain meetings to limit the number of people in attendance and when this occurs the realtor may not be able to attend.
One of the best parts about purchasing a new home is the peace of mind you can have knowing that your home has been built to all the current building standards. Each of our homes are inspected at multiple points in the construction period, and the homebuyers will be able to attend a Home Orientation Meeting prior to taking possession to review the mechanics of the home.
Nevertheless, if a homebuyer would like to schedule their own third-party inspection prior to moving in, they are welcome to do so at their own expense.
